Deal Summary
Our experienced developer/ investor client had purchased a plot with planning permission to build a mixed- use property. He had sales agreed on all the residential units but wanted to retain the £1.5m commercial element which was anticipated to be worth £1.5m, to add to his growing investment portfolio.
The client already had competitive mortgage offers on the table from existing direct relationships with mortgage providers but set us the challenge of seeing if we could find even better terms. Challenge accepted!
Amongst our panel of lenders, we knew one in particular would be keen on this profile of deal as the numbers involved fell right into their “sweet spot”.
With the clients’ strong experience and background we managed to negotiate a five year Fixed Rate deal at 7.16% with a 2% arrangement fee which beat the clients previous “best” offer by more than 1% per annum. Challenge met!
