Deal Summary
A client inherited a 50% share of a well-established industrial estate, and whilst they wanted to keep the site due its strong rental income the other shareholders were looking to dispose of the asset and realise the uplift in value over the years.
They approached us to see if we could find a lender who would help them buy out the other shareholders, whilst he was experienced in dealing with tenants and the day-to-day management of the site, dealing with lenders “left them cold” and they wanted someone who could find the right deal at the right price and guide them through the lending process.
We carried out a review of the property, an analysis the tenants and leases which enabled us to present a full appraisal to some lenders we knew would be interested in the deal.
Our client was pleasantly surprised that we were able to obtain numerous investment mortgage offers for him ranging from the traditional High St Banks to the less familiar Challenger banks, in the end he opted for a part repayment part interest only deal with low interest rates rather than a full interest only deal with higher rates.
We helped the client through the application process and liaised with all the various parties from surveyors to solicitors to minimise the stress for the client.
Our client was delighted that they were able to keep hold of an asset that had been in the family for years and would bring in a good source of income for the future whilst the other parties were able to cash in on their investment and plan for retirement – a true win win
